HOUSING PROJECTS AIMED AT UPPER-MIDDLE INCOME GROUPS
Although the Group primarily targets the upper middle-class income group, it has expanded into an upper middle class income group. For mass-housing projects, the customer portfolio consists of people who desire to escape from the hustle and bustle of Istanbul, while still enjoying the comforts and pleasures of urban life. All of the designed and built residential units and holiday resorts include elements that respond to social needs such as educational institutions, shopping centers, healthcare facilities, and sports and leisure areas.
HIGH-QUALITY, ENVIRONMENTALLY-FRIENDLY PROJECTS
For the purpose of gathering all of the construction companies under a single roof, an umbrella company was established on January 29, 2010, with the title İhlas Construction Holding. Under a holding structure, İhlas Construction Holding consists of all construction companies, including İhlas İnşaat Proje Taahhüt Turizm A.Ş., İhlas Yapı Turizm ve Sağlık A.Ş., Armutlu Tatil ve Turizm İşletmeleri A.Ş. and Kuzuluk Kaplıca İnşaat Turizm Sağlık ve Petrol Ürünleri Ticaret A.Ş.

To date, İhlas Construction Holding has built a total of 9,252 houses, 934 villas and social facilities as part of the İhlas Yuva Houses, Marmara Houses 1, Marmara Houses 2, Bizim Houses 1, Bizim Houses 2, Bizim Houses 3, Bizim Houses 4, Bizim Houses 5, Marmara Houses 3, Güzelşehir and Marmara Villas projects. The Company has also built Kuzuluk Kaplıca Houses and Armutlu Timeshare Resort, consisting of 3,157 apartments; hence the number of houses built has reached 14,000.
The Bahçelievler Educational Campus (30,000 m2) and the Marmara Houses Educational Campus (17,500 m2), both owned by İhlas Holding Education Group; and the İhlas Holding Headquarters, built on 73,000 m2 of land, are other projects completed by the Construction Group in addition to housing projects.
THE PIONEER OF THERMAL TIMESHARE RESORTS IN TURKEY
Kuzuluk and Armutlu Timeshare Resorts constitute the first examples of thermal timeshare resorts in our country. İhlas Group has the largest market share in the thermal timeshare industry with 32,340 units in Kuzuluk Evleri and 37,092 units in Armutlu Timeshare Resort - a total capacity of 69,432 units/year.

İhlas Group will commence work on the Gaziosmanpaşa Urban Transformation Project, the largest project of its kind in Turkey.
GAZİOSMANPAŞA URBAN TRANSFORMATION PROJECT
İhlas Group is preparing to start the largest urban transformation project in Turkey in the Gaziosmanpaşa district of Istanbul. Pursuant to the agreement signed on July 22, 2013 between İhlas Yapı Turizm Sağlık Ticaret A.Ş. and Gaziosmanpaşa İnşaat Yatırım Taahhüt Hizmetleri Sanayi ve Ticaret A.Ş. (“GOPAŞ”), which is owned by Gaziosmanpaşa Municipality, the Group plans to build 4,200 houses on 1,058,575.47 m2 of land in the Yenimahalle and Karayolları Neighborhoods of the Gaziosmanpaşa district.
Located on Istanbul’s major transport axis The project is located close to both Atatürk Airport and the third airport, and is on a major transport axis consisting of the Trans-European Motorway (TEM), subway and tram lines. Utilizing a design that enables maximum use of daylight, the Group plans the horizontal construction of buildings. In addition, the social center and outdoor spaces planned within the scope of the project are aimed at enhancing social relations.
The Kristalşehir Project, which is located within the boundaries of Istanbul’s Esenyurt district, on a site with a total area of 142,797 m2, has been developed with one of the Group companies, İhlas İnşaat Proje Taahhüt Turizm ve Ticaret A.Ş. The project consists of 18 apartment blocks, 4,655 apartments, 82 offices, and social facilities. As of December 31, 2014, the first phase of the project, covering a total of 638,454.48 m2 of land, was 90% complete while the second phase was 56% complete. Corresponding to 81% of the total, 2,612 apartments were sold in advance. Invoicing for the sold apartments will take place at the time of delivery, following the project’s completion. The project’s first phase is slated for completion at the end of 2015 while the second phase will be completed by the end of 2016.
BİZİM EVLER 6/GÖKKUŞAĞI
Consisting of 1,207 apartments and 113 offices, and developed under the Revenue Sharing Model, the Bizim Houses 6/Gökkuşağı project is being built by İhlas Yapı Turizm ve Sağlık A.Ş. in Avcılar-Ispartakule. Construction began in October 2013, and the project is slated for completion in June 2016. As of February 2014, 55% of the project was sold and the physical completion rate reached 60%.
BİZİM EVLER 6/METRO
Developed by İhlas Yapı Turizm ve Sağlık A.Ş. on 28,400 m2 of its own land, the Bizim Houses 6 Metro project consists of 454 apartments and 45 offices. The project is slated for completion in June 2016. As of February 2014, 50% of the project was sold and physical completion rate reached 10%.

In the last quarter of 2014, İhlas Yapı Turizm ve Sağlık A.Ş. commenced construction on the Bizim Evler 7 project on 38,000 m2 of land in Avcılar, Firuzköy. Bizim Houses 7 apartments have already been put up for sale.

Consisting of 710 apartments and developed under the Revenue Sharing Model, the Bizim Houses 5 project was built by İhlas Yapı Turizm ve Sağlık A.Ş. on 100,789 m2 of land in Avcılar-Ispartakule. Construction was completed in July 2014, six months earlier than planned, and the apartments were handed over to their owners.

The project was constructed by İhlas Yapı Tur. ve Sağlık A.Ş. The Marmara House III project, which is located in Beylikdüzü, Yakuplu, included a residential construction site of 69,338 m2 and a commercial construction site covering 5,895m2. The project, consisting of 396 residences and 38 commercial units, was completed and handed over to owners in October 2013.

With a Revenue Sharing in Exchange for Land Purchase (Revenue Sharing Model) agreement with Emlak Konut Gayrimenkul Yatırım Ortaklığı A.Ş., Bizim Houses Phase IV was constructed by İhlas Holding A.Ş. – İhlas Yapı Turizm ve Sağlık A.Ş. Joint Venture. The project, consisting of 762 apartments and 100 office spaces, was completed at the end of December 2012 and opened for occupancy, eight months prior to the planned date. The construction of the commercial units was also completed in 2013 and all of these were handed over to the owners.

Constructed in Ispartakule, Bahçeşehir in İstanbul over an area of 85,700 m2, the project includes 680 apartments, an office space, shopping center, outdoor sports facilities, a swimming pool and other leisure areas. The project was completed in December 2011.

With a Revenue Sharing in Exchange for Land Purchase (Revenue Sharing Model) agreement with Emlak Konut Gayrimenkul Yatırım Ortaklığı A.Ş., Bizim Houses Phase IV was constructed by İhlas Holding A.Ş. – İhlas Yapı Turizm ve Sağlık A.Ş. Joint Venture. Bizim Houses Phase II, constructed in Ispartakule, Istanbul opposite Bizim Houses Phase I, consists of 522 apartments, a shopping center, a mosque, outdoor sports facilities and other leisure areas. The Bizim Houses II project, which was constructed during 2009, was ready for occupancy in December 2010.
BİZİM HOUSES 1
Built by İhlas Holding in collaboration with TOKİ (The Housing Development Administration of Turkey), the Bizim Houses 1 project consists of 17 apartment blocks, 720 apartments and three commercial units. The project, which is located in the most beautiful section of Bahçeşehir, was completed in July 2009.
Güzelşehir is located at the intersection of Kumburgaz and Güzelce, along the D-100 (E-5) highway (for one kilometer), and on a hill with uninterrupted sea views. Commissioned by İhlas Holding and built by a contractor, Güzelce Villas consist of 675 villas and 83 commercial units on 249,169 m2 of land. The units were completed and handed over to their owners in 2005. The second phase of the project, which consists of 135 villas and one school building, was completed by İhlas Pazarlama A.Ş. (“İhlas Marketing”) in 2010.
MARMARA HOUSES PHASE 2
The project is built on a total construction area of 256,630 m2 and includes 2,186 apartments. Built on a 170,000 m2 plot, all environmental regulations, social facilities and infrastructure in the project were completed and opened for occupancy in August 2001.
MARMARA HOUSES PHASE 1
Marmara Houses, the largest and most comprehensive housing project in the region, is situated on a 700,000-m2 plot of land on the historical Reşitpaşa Farm, on Ambarlı Bay in Haramidere, İstanbul. The project consists of 2,856 apartments and a shopping center, an elementary school, a polyclinic and social facilities on a 27,500- m2 plot. The project was completed and handed over to its owners in 1997.
The Marmara Villas, which were constructed by İhlas Holding Construction Group, are located on the historic Reşitpaşa Farm area in Yakuplu district. The neighborhood covers 300,000 m2 of land, and consists of 134 villas. The project was completed and handed over to the owners in 1998.
İHLAS YUVA HOUSES
İhlas Yuva Houses, which began construction in 1989 and were handed over to their new owners within just two years, was the first housing project undertaken by İhlas Holding. The project consists of 23 apartment blocks with a total of 996 apartments on 44,000 m2 of land.
İHLAS HOLDING HEAD OFFICE
Built on 16,517 m2 of land, the İhlas Holding Head Office Building includes 73,000 m2 of enclosed space, a helicopter pad and a helicopter hangar, and a parking garage for 400 vehicles. In addition, the facility houses a 500-capacity conference hall, a 2000-capacity cafeteria, a fitness center and a sauna.
BAHÇELİEVLER EDUCATION CAMPUS
The Bahçelievler Education Campus has 30,000 m2 of enclosed space, with 78 classrooms, a dormitory for 600 students, a gymnasium, a conference hall for 450 people and a cafeteria capable of seating 750. In addition, there are two medium-sized football pitches. The campus was completed and put into service in 1997.
